We inherited split face tiles on a feature wall in our ensuite. In my naivety over the last few years these have been cleaned with a steamer and bathroom cleaner. They aren't fairing so well now - constantly damp, chip easily when cleaned and a brown residue can comes off when cleaned (this may be grout). Looking for advice on whether we can save money and seal them now (I don't think they ever were) or whether we should just take the hit and replace them. Thanks!

In my opinion those tiles shouldn’t be installed in wet areas they are a nightmare to clean and are already look dated. If I was you I’d rip them off and replace with something easier to clean and more modern. There is some many feature tiles made now that are near impossible to grout let alone keep clean. After seeing thousands of tiles and combinations it’s about longevity and still looking new after many years. What ever you pick if you change think about would you still like the look of it in 5 years time.
