Well the plan was to latex the floor and re tile.. But there seems to be some cracks so I'm reconsidering..

if height is no issue i'd latex, decouple again and tile. the fleece shouldn't do any harm to the slc

No, it was done badly and they have just bought the house. Ditra on the latex will that effect the UFH

Yes the whole floor was covered in Ditra Iv spent the last few days removing it.. It's been a nightmare revelling the poor quality screed !!

I'm thinking latex and Ditra again he garden backs into the railway and you can feel when a train passes by
