Hi all,

So it turns out that we were told the wrong information by the house developer and that they have put a proper floor in the property of concrete, ready for our floor finishing (tile, carpet, laminate, whatever) and the 150mm that we thought we had is in fact wrong and I'm waiting on clarification on how much space we have between the concrete floor and the thresholds etc...

Due to that, I've had to look at various other options and it seems that the only options I have are having an overlay system like Polypipe or Nuheat Lopro boards which are the grooved poly boards that are 18mm thick or electric, which I'm not keen to do as it's for a 70 square metre area and would cost a huge amount to do.

My questions really revolve around the gap between the floor and the thresholds. I'm guessing that internal doors are easy enough to shave down? What's the situation with external doors and skirting?

By my calculations:

  • 18mm overlay
  • 3mm ditra matting
  • 3mm https://www.tilersforums.com/forums/tile-adhesive/ (for the matting and the tiles)
  • 10mm tiles
    • 34mm total - Will this cause an issue?
One room will have carpet so I believe it would be:

  • 18mm overlay
  • 10mm mdf
  • 6mm underlay
  • 20.5mm Carpet
    • At least 54mm including the deep pile of the carpet
Will we run into issues with all of this?

So just found out that from the top of the screed to the top of the door threshold is 20mm roughly (give or take a mm or 2 I guess) so what would my options be now?

Doesn't open to anything @3-fall

If I'd asked the builder not to screed floor so I could lay ufh and screed myself and they said ok but later screeded it, I would be looking at finding another house to buy.

If u want your total install to come flush with threshold, not many.
Take a look at this.
This should keep you within 20mm for total install

Being the fact that they are not a bespoke builder, and are doing it all to the plans, they had no option and there was no way around that.

I'm guessing I'm hoping that someone has done something like this before and somehow raised their thresholds by 20mm to accomodate?

I did see that, but 70 square metres we are looking to cover and I think electric is just going to cost too much to run over that area, no?

are you looking at a heating system or a warming system?
if your looking at heating is your boiler capable of taking the extra btu.s required to run over 70 sq mtrs even for warming?
most new houses boilers are designed for the rads you have.
by adding this extra you may be over stressing your boiler

Ufh requires only a 1/4 of boiler output, compered to radiators.
70m2 will need between 5.5 - 7kw total input from the boiler. Depending on building construction.

Combi boiler that is suited for a 5 bedroom home so I'm sure it should be fine.

I'm guessing I should be talking to a joiner about raising the threshold etc...?

i'm in a very similar situation
looking for an overlay system to install wet ufh

there could be a possible effect on the doors as well, might need to readjust the height

How's the output with the prowarm?
NuHeat is in fact pricey.

Any one got reviews on Variotherm 20mm boards
we normally get pro warm to design it to get the output for the room size, never had a problem even when you lose floor area in kitchens to island and floor cupboards.
