    Default Silicone Outside?

    Hi

    I had a phone call from someone I know who has a villa in Portugal. He has a tiled verenda with tiled skirting. He's noticed some water damage on a wall in the room below the veranda.

    When he's looked at the veranda where the tiles meet the tiled skirting at the edge it's grouted, which has cracked and started to get washed away, so this is probably where the leak is.

    If I was tiling a floor inside I would silicone where the edge meets the wall, I guess this is the case outside? Having checked the BAL website their silicone is suitable for exterior.

    I just want to check the solution would be to scrape the cracked grout out and silicone seal? Is there a better silicone to use outdoors?

    Should I arrange a free of charge / expenses only visit to investigate?

    Hmm can I come & see ,I think you'll find any decent high mod silicon is good..

    That would be my plan of attack. Get shot of all the old cracked grout and replace with a decent silicone after making sure that it is suitable for external application

    I think there is more to it than that... the crack must be only a small part of it..

    Well the grout would soak water anyway and if a crack is there then the crack must go all the way through...

    why did it crack?.

    What other Damage is done... not just as simple as squirting some silicone..

    But if the grout has come away completely surely that would be more than enough for water to get through and soak into the wall below?

    I think you will find that that the grout hasnt washed away but has disentegrated due to movement

    this is a symptom not the cause

    Most roof terraces in Spain and Portugal, especialy on houses sold to foreigners as holiday homes are badly constructed, not tanked and eventualy leak the reasons given by the builders is that it dosent rain enough to warrent doing it properly well with the worst and wettest Winter in living memory still ongoing in Spain and Portugal they are wishing they done it properly now.You will probably find that the skirting tiles are sat straight on the floor tiles, normal practice here, so the grout has just been wiped over which eventualy comes away and allows the water in. If this is the case take them of and replace with new but sitting them on a 2 or 3 mm spacer so you can get a good bead of sillicone in it, failing that rip it up and do the job properly.
