Don't be putty in the contactors hands though. Keep a firm price, and have reasons why it's that price as that's what it comes down to. You want x for labour, you don't want to have to measure twice - if a customer changes tile size or options or layout or approx border height etc - you want it to be in and out and you'll work with him say, but obviously if it isn't going to be at least x per job it isn't worth it for you right now.

Get some nice documents together, search for the forums for spreadsheets and suchlike and you may find some tips too.
