    Default The Mansion!!

Just thought I'd post a couple of pics of the MANSION I'm working on at the moment. The size is 1200m2 or about 12000 square feet so not the biggest home I've worked on. It is open plan design and right on the Brisbane river.

The tiles Dave are 600x300 Charcoal coloured porcelain In 'Matte' for floors. 100x600 White rectified edge ceramic for wall tiles in 'Gloss'

The exceptions are the powder room and main ensuite which will have the same wall tiles but the floors will be 600x600 polished black marble.

Ok I have at last a bit of an update on "The Mansion"

Since the weather has been fine and sunny the last week or so I've been working outdoors on the pool area, but as luck would have it I managed to delete the photos of the pool tiles somehow so I'll have to take a few more latter in the week.

In the meantime I've managed to get some work done indoors during the wet weather there not finished yet as I'm waiting on stone and stone benchtops as well. There has been a large list of problems thus far and I'm working my way through them as they crop up.

The pics below are of the powder room with its marble floor wich will need to be honed as the client hates the polished look. I'm also waiting on some stone slabs for the rear wall as well.

The laundry is yet to be completed due to lack of stone benchtops

And lastly the main bathroom I've made a start in here with the floor laid but yet to be grouted and some of the walls have been laid in 600x100 tiles.

    On to the pics

The 1st 4 phots show the powder room marble floor and the grouted 600x100 tiles showing some nice reflection through the window. very hard to get right with this much light shining in on the tiles so it had to be spot on.

The next 4 photos show some of the walls tiled in the laundry the sink vanity without the stone benchtop is holding me up in here. The floor is finished but too dirty at the moment for a good photo. BLOODY!! Plumbers, sparkys and Cabinetmakers. They think there Mother works on site to clean up after them.

And finally the last 5 pics are of the main bathroom walls and floor tiles are 600x100 on the walls and 600x300 on the floor all rectified edged and the floors are porcelain.

    Hi Clays,

Not all homes are made of wood, this one has alot of timber work the frame is timber, as well as most of the finishing trim, but we do make 'em out of brick too and concrete but it's not as popular down here maybe cost has alot to do with it.

So It's Friday night down here and It's time for an update. I've been really busy on the MANSION this week and managed to get 95% of the pool finished. The tiles are 20x20 black glass by bisazza with midnight black glitter epoxy grout by laticrete (Spectralock)

Also got the Main bathroom walls and floor done the floor is grouted and the walls are siliconed and just need grout. I'm still waiting for my stone slabs for the vanity and utility shelf so I can complete it 100%. The bath also needs to be installed, but that's another story.

    So enjoy the pics

    Thanks Oli,

I actually thing the tiling as tiling goes is quite plain in this house, I mean really we are talking about a 4 million dollar home not to mention the 13 million he paid for the block of land.

Ever herd of the phone number 1800 reverse where you ring this number if your in trouble and reverse the charges...............well the inventor of the number is the bloke who owns the house and he is going to spend another 600 thousand on landscaping and my 25 meter lap pool project might get filled in yet...............Can you believe THAT!!!

Whats his number Mick, I'll reverse charge call him from the UK, that'll just about eat up the 600K when he gets his phone bill and he wont be able to afford any landscaping

If it does get filled in that time team bloke or some other archiologist will dig it up in a couple of thousand years.

Just a tip for you guys and gals if you have to do any pool tiling overthere. I charge by the lineal meter for pool tiling so this job came in at $80/lm which includes rendering the walls for the tiles installation and grout. The job has 70lm of tiles and 3 skimmer boxes which are time consuming and took me 10 full days to lay. The price does not change if the tiles get bigger or smaller the price should be enough to cover your costs and a nice profit as well. Although if you have not done many pools the time taken might be longer so you will still have some buffer if you run into trouble.

The price above will still get me more than enough pool tiling work but it is still expensive to the point where if I came down any lower pool tiling work would be all I got so not ideal as this type of work isn't my favourite but I know if times got real tight I could comfortably shave $20/lm off the price and still make good coin.

Also as these tile were black and black grout and I could not get my hands on some dark grey addy I tinted the addy with some black oxide so that any sqeeze out I got (and your bound to get some) will not be as noticable in the finished job.

OK a bit of an Update on the Mansion, but since I forgot to pack the camera and mobile phone on Friday I won't be able to post any pics til Monday night. So I'll do my best to explain what's be going on.

For starters all the marble stone work, vanity tops splashbacks and shower wall slabs have been fitted, this was a long process as each piece of stone had to be checked for imperfections and unwanted blemishes and given the OK by the owner before installation. One piece in the guesthouse kitchen has been knocked back by the Owner and will have to be replaced, but hey what's 10k to this bloke .

There has also been issues with the marble vanity tops in all the bathrooms in regards to the sinks. All the stonework cut-outs where checked against the drawing details and then signed off by the architech, but now the sinks have arrived they don't match the hole size in the stone the good news s the holes are TOO small...........Small victory the architech has taken full responsibility for her complete lack of competancy after alot of finger poking by myself and also pointing out her inadequate drawing details which clearly shows that the stone has been cut RIGHT!! and that she has in fact failed to double check the sink design with the manufacturer. I had the pleasure of her nearly turning as white as a sheet when I told her that she was staring down the barrell of a mistake that would cost her firm $140 000 in polished black select marble from a little quarry in Italy, and it would only take another 6 months to get them similar cut stone down here again.

So after all the stresses and strains with the stone inside the house I managed to also do a bit of sandstone work on the outside over the last couple of weeks. The project was the privacey wall that seperates the main ensuite full height window to create a small courtyard wich contains a pond and lanscaping, the wall was constructed of 200 series besser block and now has the outside faces covered in sandstone, some honed so split face to form bands around the wall. I didn't like it at first, but it's growing on me.

I've also been busy with the main ensuite floor, at the start it was to be polished, but as luck would have it they changed there minds and have opted to have it honed instead, it was 2 full weeks before I got all the stone back from the factory where it was honed.

I'll get some pics of what I've been trying to describe on Monday for everyone to have a better look. You should be a bit surprised.

Blimey Mick you don’t reduce your price if times get tight do you, I was slammed at the mere suggestion of that on another thread, some smart alec thought it was a god idea to raise his price even thou we are hitting a potentially devastating recession.
