Re: cash at last.
hmm yeah true, could get bent over and given the puinishment from the big boys, ive clearly stated my quote is for 1 appartment and agreed im jsut doing one apprtment and whatever happends after that is to be discussed, i certainly wont be agreeing to continue working with them if problems occur on their part but a friend works for them and has helped me out immensly so hopefully all will be well.
has this put you off site work altogether tho?

Re: cash at last.
Ive one builder who asks me on Wednesday what i want, it goes into my bank on Friday (minus 20%) and he never quibbles at what i ask, we work on the understanding that the first time i let him down it will be the last!!
Another builder, i have to wait till the next job, sometimes months, before i can get him to answer the phone...cnut
...but its good money

Good to hear you got what's due, i'm not a tiler but in the same vain i supplied materials to one of the largest tiling companies and in one weeks time that invoice ( part of )will celebrate it's first birthday..... i will get paid but this is a whole year of paper work. smile when things seem bad because there is alway's somebody a whole lot worse off than you.

Re: cash at last.
Getting paid is an art form for everyone I think.
I've got outstanding debts with a number of small tile shops. I think I will ask them to pay up front with a credit card now things are getting harder.
But its true that you should "never say never" just make them aware payment is an issue and ask for it in advance.
Thats my plan of action with the ones who mess about with payment

Re: cash at last.
you need to state your payment terms if they are broken you can send a 7 day notice and take them to court this is what the construction act is for. you must now what the payment terms are before you start work!

That may sound all cut and dry, but the reality is far less smooth. Even when the courts rule in your favour, actually getting the money can take forever... Well, not literally forever, but an absloute age! Our legal system is a joke.

Re: cash at last.
when you start contracting you have to go throw a lot of firms to find ones that pay and ones that dont there are building firms that make more money out of knocking subbies and keeping retention than building be very carefull things are going to get a hell of a lot worse

Re: cash at last.
Thanks for all the words of wisdom fellas,as most of you know i try not to work as a subbie for obvious reasons and will take on board what you all say.

Re: cash at last.
A word on retention as mentioned by top tiler, They will find somethink so they don't have to pay, A mate of mine who we shared a job doing tiling a subway had to wait a year before he got his retention

Re: cash at last.
City approved contracts.
Every job we do we don't proceed until we have our deposit and signed contract.
Standard deposit is 30% for labor up front, materials are 100% payable upon delivery. That way if they don't have the cash they don't get their materials in their house.
With people we know and have done business for we are not so strict and will often on smaller jobs leave the payment until the job is done. But this is only with trusted people.
Learn how to put a lien on a property.
I've never had to do it, but it is good to know so that if you need to use it as a threat then it is one with some teeth.
If you start out on the right foot and do a good job on time you should have less trouble with getting paid at the end.
