Default Help with outdoor slate flat roof

Hi
I have a decking/balcony part of which is roofed with black slate tiles. This flat roof bit is above a walk-in wardrobe below.

Basically, the grouting is showing cracks and when it rains heavily, the water puddles and seems to penetrate to the room below. i have applied coats of Thompsons Water Seal, but this would not stop water seeping through cracks in the grouting?

I dont really want to have to go through the expense and hassle of ripping it all up and re-doing it. Is ther some sort of waterproof paint /sealant type stuff available?

I remember seeing some decorators "painting" the roof tiles and lead flashing on a house round our way.

Just putting water proof paint on wont stop the problem, sorry mate i think you will have to remove it and start it again.

Yeah thanks guys I guess I just want to put of the inevitable LOL

Thing is thats the way the house was built and when I bought it a few years ago. I've no idea what way the construction of it is like underneath but I assume it was done correctly/within standards.

Having said that, knowing now the standard of construction on other parts of the house that I've come across since I bought the house I'm not so sure

Hi, it sound like the water proof mebraine underneath has gone, a quick fix would be to apply two coats of acripol flat roof sealer to the tiles this will completly cover the slate and will last a few years,(any builders merchant or roofing supplies) keep applying it each year. Or you can apply a glass fibre system over the top that will last 30 years plus, the only downside is the slate will be ruined. If you like the slate you will have to remove and fix the problem underneath.
