Grouts are porous and, as a result, they easily absorb grease, dirt and lime scale. Spillages such as wine, lemonades or greasy substances will cause marks and patches in the joints in the floor. Grout between wall-tiles, particularly in damp areas like bathrooms, will become dirty and unattractive as a result of Mould, Mildew and Limescale.

Mould is one of the most unsightly problems, which usually starts off in the wettest area of the room, this could be the bottom of the shower or bath, then starts to spread and if left unchecked could cover a large area of the wall.

Discolouration of grout joints in bath or shower areas due to continued use of acid formulated shampoos and soaps. This causes yellow orange and pink stains to the grout over even a short period of time.

The answer is obvious, protect the grout using a sealer. Although relatively unknown in the UK, protection awareness is growing. Sealing forms an invisible barrier between the grout and the surface, this will then protect your investment for years to come.
So try this product called SEAL-GUARD...


Seal-Guard is a grout and tile sealer.
Quick Drying
Blocks moisture penetration that causes mildew
Durable, invisible, stain resistant protection

Dries invisible on glass, aluminium and wood
Seals damp grout minutes after grout installation




Preparing the Surface:
Surfaces should be clean, and free from any waxes, coatings, or finishes. Always test product in an inconspicuous area for suitability.
Surfaces:
When properly applied Grout & Tile Sealer will protect grout, unglazed ceramic tile, quarry tile, porcelain tile, mexican tile, saltillo tile, slate, marble, granite, agglomerates and many other masonry products.
Aerosol Directions for Application:
Hold aerosol can approximately 6-8 inches away from desired surface, press firmly on spray button and apply product evenly over surface to be treated using a sweeping motion, overlapping sprayed areas for best coverage. For wet areas, such as shower recesses, etc., allow sealer to cure at least 24 hours.
Liquid Directions for Application:
Completely wet the surface by applying Grout & Tile Sealer with a paint brush, roller, seal guardpump sprayer or an airless sprayer. Apply one coat with smooth even strokes, lightly coating the surface being treated. At least one hour drying time is recommended before using the treated area. For optimum protection, allow to cure for 24 hours.
Application on Dry or Damp Grout:
On dry grout, make sure grout is clean and apply an even coat of sealer. For damp grout, allow at least 20 minutes after installation before applying sealer. SureSeal will not affect grout's natural curing time. Curing time of sealer will be the same as the manufacturer's stated time for the grout or treated material. Spray, dab, brush, or roll SureSeal onto the grout. Apply an even coat of sealer and let dry.
Pre-Grout Sealer/Grout Release:
seal guard can be used as a grout release prior to grouting to prevent grout stains and facilitate grout cleanup. On porcelain tiles or other porous substrates, treat the tile with Grout & Tile Sealer. Allow Grout & Tile Sealer 20 minutes to cure and you are ready to apply your grout. After curing (a minimum of 24 hours) markings can be made on the tile with permanent marker or graphite pencil; marks can subsequently be removed by spraying seal guard and quickly removing the marks with a cheesecloth while still wet.
Maintenance:
To clean treated areas, simply mop or wipe with a soft cloth or sponge and a ph neutral cleaner like seal guardMultipurpose Cleaner. Do not use harsh cleaning agents such as abrasive powders, ammonia, acids, bleach, solvents or abrasive scrubbing pads.
Coverage:
10 oz. Aerosol: Seals up to 1400 - 2000 linear feet depending on size of grout joint or up to 150 square feet of tile or stone
1 Gallon: Seals up to 18,000 - 22,000 linear feet depending on size of grout joint or up to 600 to 1500 square feet of tile or stone.
Note:
Overspray might be slightly visible on dark colored flooring material. If this occurs, apply thin coat of SureSeal and wipe with a clean cloth.

I do a demo with this stuff on the course with a sheet of tissue paper, amazing, I spray half the tissue with the seal gaurd and leave to dry for about 1 minuite then pour some water on the top of the tissue, on the side untreated, instant absorbsion as you would expect, the treated side the water just sits on the top in a pool, unbeleabable

I use a similar make, same principles. The beauty of the aerosols is that you don't need to wait for the grout to dry, it can be applied 30 mins after grouting, saves you going back the next day
