Default Wet Room Conversion

I have been asked by someone to give advice on the expected cost of a new wetroom. I have been out of the fixing game for a while now so wondered if I could have a few opinions,

The job is to convert a WC into a wet room and involves the following.

Remove WC and all associated unneccesary pipes. Remove existing wall tiles approximately 6M2. Remove skirting. Install new pipework to run a power shower with pump located in airing cupboard outside on landing. Install ceiling extractor fan and 4 down lighters. Make good all walls to accept tanking and new tiling. Tank complete room using Durabase WP. Install preform drain system and waste. Floor is florboords. Tile complete area with Bisazza mosaics wall and floor. Total area to be tiled 17M2. Grout complete area.

All mats supplied by customer.

Remove existing wall tiles approximately 6M2 £20.00


Remove WC & existing pipework blank off, stud back wall with 2x2 install new pipework for shower, Run pipes and connect pump in airing cupboard using wesex/surrey flange. £120.00


Install ceiling extractor fan (using a durco) and 4 down lighters £80.00


Make good all walls & plasterboard stud to accept tanking and new tiling fitting flexible waterproof collars around pipes £60.00


Cut out floor boards to take 100 x 100cm Tilux wetroom shower former notching into joists 30mm Instal waste pipe outlet. Drop former into position and overboard floor with 12mm ply screwed at 150mm centres to come flush to top of shower base.

Remove base and reinstal as per instructions using either vertical or horizontal configuration as included. The drain gulley locks into a factory installed collar so no leak worries here. £60.00


Bed the overlapping waterproof membrane that covers the shower base former and 120mm flexible tape to all internal angles using a quality flexible adhesive and mosaic trowel.


Lay on flexible adhesive to walls and fix WP waterproof membrane off the roll (as you would wall paper) covering total surface overlapping joints 120mm. There is no down time so tiling can me fixed soon as. I would sugest a mosaic adhesive/grout to make this easier


Grout walls


Repeat fix of waterproof membrane on plywood floor the base is factory covered. Fix tiles


Grout floor


Screw down drain grid to top of tiles and seal, install shower unit. £500.00


Total labour £840.00


Tilux 100x100cm Wetroom shower base, 10m WP flexible tape, 25m Durabase WP waterproof membrane, 2 x pipe gaskets £490.00 retail


Thats about right I think if I have missed anything or your not sure then call or email me

I appreciate your offer and thanks but these people have only asked me to advise what I would have charge IF I was to do it which i don't have time to do.

They apparently have all the materials which they had already bought and told me they were shocked that the tiler they had in wanted £1500 to do the job. I thought the price was fair. Now I am totally confused having seen your estimate. Thanks very much though for such a detailed professional reply.

To be honest that seems way too cheap, without looking at it I reckon i'd be thinking 1500 min, and I have plenty of work so I dont think i'm double dear.

Kev how much would you charge. You only gave up fixing a year ago, the prices haven't changed that much.

I already said I thought the £1500 was OK but i think you need to be constantly on top of prices. I started to give up fixing in Aug 2006 to concentrate on what I am doing now. I havent fixed full time for 15 months I feel I have lost touch with prices. This was abundanntly clear when I sold some Ditra Matting a few weeks ago.

How much would you charge? Because you have only just stopped! So that would be a better guage especially as you are Lonndon based.

Price it for me then m8 individually as I've done be interesting to see how you add another 700 quid to it and make it 300 quid a day??

Well thats just it, I wouldn't price it out individually but look at the job as a whole and decide how long its going to take and what I think its worth. On price work I would certainly be looking for 250 to 300 a day. I dont think 1500 for a job like that is OTT. Are you saying you would price out a 5 day job at 840, thats 168 a day on price work, well if your happy with that fine, but I personally wouldn't do it.
Out of interest, I dont see why you would charge so little for some of the work,ie 20 quid to remove the tiles when we've all done jobs where it can take half a day to get the tiles off.
Making good 60 quid, again that could easily be a days work.
Downlights and fan 80 quid, every sparky I know charges 50 quid a downlight, ok that includes the light and wiring but 80 quid including a fan , I just dont see it.
Maybe you have a different philosophy but I'm not just trying to make wages, i'm running a business that needs to make proper money, my customers are paying for a full professional service based on high standards of workmanship and drawing on 28 years experiance in the building game and that doesn't come cheap.

But then generally there are 2 of you and you charge 200 each a day so you are looking at a grand. If you combine that with the fact you live in an expensive area I'm not that far off the mark am i.

Not sure it a 2man job tho have a job getting 2 of you in there

So Kev, you only fixed for 10 months then?

As for the job. I would only touch the tiling. 17sqm's of expensive mosaics. £600ish.
