Default Leaking wet room

We moved into a recently renovated house a couple of months ago. The first floor wet room (which had never been used) was wonderful to start with but has developed a leak (through the wooden floor boards and through the ceiling below). Can anyone provide some advice?

We removed the sealant from around the drain to find the surrounding contrete soaked. We allowed this to dry (2 weeks) and have re-sealed the drain. This seemed fine for the first couple of weeks and now the leak has reappeared - but worse.

The sealed drain and connecting waste pipe are leak free.

The wetroom floor is tiled and some of these are cut diagonally to create the gradient to the drain. We are reluctant to take up the tiled floor (for obvious reasons) but are concerned about the state of the floorboards and ceiling below.

Is there a product that we can use to seal the (porcelein) tiles / area around the drain?

Any advice would be gratefully received. Many thanks in advance.

Do your best to id the source of the leak and sort it out. Is any of the grout cracked on the floor or any of the corners? It is unlikely that anount of moisture is actually flowing through the tiles them selves. Water gets everywhere, check the floor to wall joins, corner to corners etc

Hi sophie...it sounds like the tanking has failed or has not been done correctly around the drain.....can you post a pic of the drain area and is there any movement around the drain.?..

Have you run the shower and looked from underneath to see if you can see where the water is getting through.....I think it could be a tanking failure or incorrectly done......you need to find where the water is getting through......

Hi Sophie

Ok picture1

Shows your gulley screwed to your floor boards no sign of any waterproof membrane or any wetroom former both of these should be evident.

Picture 2

The metal surround of this gulley should finish above the tiles not be dropped in and sealed around

Picture 3

Tells me whoever put this together won't make a tiler in this lifetime.



Honestly its shoddy nothing sugests its been installed correctly and I would be looking at stripping the tiling outwards from the drain to see how its been put together and go from there.

Crikey!! I know nothing about installing a wetroom but have those floor tiles been cut that way???? Nice grout lines on the wall too!????

Sure does! Looks just like a crack in the tile cos it aint exactly symmetrical! Shouldn`t really critisize as i wouldn`t be too confident doing it...

If its been tiled like that its no surprise that its leaking,
that looks like a seriously bad tiling job from pic 3,if he's a bad tiler then surely he's a bad sealer too !!! needs sorted properly.get a pro in to check it out.

i agree with the comments above the tiles should have been enveloped ,does the water run into the drain or does it find its own area to settle?THIS COULD BE THE PROBLEM IF ITS RUNNING TO A CORNER AND HASNT BEEN SEALED CORRECTLY.
