Is this tile repairable in the
Guest Area at TilersForums;
i have just moved out a house and my landlord is saying i need to pay for the floor to be completely retailed (15m2)
he has no left over tiles ... -

i have just moved out a house and my landlord is saying i need to pay for the floor to be completely retailed (15m2)
he has no left over tiles and claims they were end of line.
please help!!

Nope If thats a ceramic tile I doubt any repair will please your landlord.

no you cant repair that im afraid
on another note........if your landlord was silly enough to buy an end of line tile and has kept no spares then thats his fault,i find it unfair and unnaceptable that 1 broken tile means you pay hundreds for anew floor when the cost of 2 extra tiles from him would have solved it

To be fair Jamie most tiles have an end of line at some point but having a few spare wouldnt have hurt.

yeah they all do have end of lines but buying that end of line with no spares and expecting a full rip out at the tenents expense for 1 tile is just daft
sorry to sound blunt im fed up of people not listening to buy a few extra incase lol

Your landlord should carry insurance for this type of thing. It is entirely unreasonable to ask you to pay to re-tile the entire floor due to damage that is less than the size of a 2 pence peice.
Why could the damage not be repaired with an epoxy repair mortar coloured to match the tile.

Offer to get a small tub of Mapei Kerapoxy and clean out and fill the hole.
They'll do a colour to nigh on match the tile.

It'll stand out, but is practically maintainable after that.
For something as small as that, he'll be finicky if he still complains....

As above I don't think a landlord has a right to claim a complete new floor because of a chip. Wear and tear imo.

thanks for the quick response everyone
its funny u mention legal advice, my landlord "forgot" to put my deposit in a scheme, which means hes liable to a 1600 pound fine, (deposit was 550) hes a 1st time landlord, so im trying to not reasonable to a reach an agreement out of court, but i have consulted my solicitor and hes told me to try reason with him, but if it went to court id win, its noit like ive smashed up his kitchen floor.
yes the bits of tile are in the hole but i cant get them out

You cannot be held responsible for a hollow tile.. get the crap tiler who did it to sort it..

you now have to resolve matters out of court first and only if you cant will they allow you to sue, its called pre court conduct

Do you rent through a letting agent?
I used to do all the maintenance for a lettings firm. He is entitled to deduct some money from your deposit for the repairs. The fact that the tiles are no longer available isnt your problem nor your fault. It would be the same situation if the carpet was damaged in one room but didnt match in the next room.
Speak to your agent, if you have one. They act for YOU and for him and should advise you from a legal standpoint. They hold your deposit and are only allowed to deduct monies from you depoist within reason and not what he decides he think he is entitled to.

That tile looks like something has been dropped on a tile with a hollow void underneath, You as a tenant shouldn't be responsible for a poor installation, If the tiles were laid properly that wouldn't have happened.
Tell him to do one
Tap the other tiles for hollow sonding parts, if they were cheapo tiles even a stilletto could do it
